Healthcare — Development and Acquisition of Skilled Nursing Facilities

Equity funding to facilitate the development and acquisition of nursing homes throughout Texas. A key issue was supporting the equity investment through overseeing the site selection and entitlement process and structuring and negotiating acquisitions, while ensuring that management maintained operating performance during rapid growth.

Healthcare — Development of Specialist Rehabilitation Facilities

Corporate advisory role in support of the roll-out of specialized rehabilitation centers throughout Texas.

Luxury Lodge and Residential Estate

Big EZ LodgeManagement of the acquisition and entitlement of 5,000 acres of Montana wilderness land. The final project encompassed the development of over 300 exclusive residential home sites, and a premium lodge serving as an amenity for the residential estates, and as a luxury boutique hotel. Development activities included infrastructure improvements such as roads and utilities, while investment responsibility included oversight of the boutique hotel operations. The boutique hotel, The Big EZ Lodge, subsequently won awards as a luxury upscale offering.

"Land-rich" Private Equity

$30m leveraged buyout of DTG, a successful manufacturer of concrete decorative products. The company acquisition included the corporate headquarters and excess land. The corporate headquarters was separately packaged and sold on lease-back terms (the terms of the lease were enhanced due to additional bolt-on acquisitions which enhanced the credit quality of the business), while excess land was augmented and sold for industrial sub-division.

Property Mezzanine Debt

Funding was provided to a residential developer of low-rise luxury apartments. The funding was structured on a portfolio basis, allowing the developer to cross-collateralize existing developments and access funding to meet new site pre-acquisition costs that would otherwise have been met by seed equity. A feature of the mezzanine debt was profit share alongside the developer.

Luxury Residential Development

Development of luxury villas on Saint Barthelemy in the French West Indies. The project involved the acquisition of raw land, entitlement, construction and sale of both finished product and entitled land. A key feature of the development was the uniqueness of the property, which included outstanding views, privacy, size and location.

Distribution Business

Management buyout of a large supplier of automotive aftercare products. A subsequent strategic acquisition supplemented a large franchise network with company-owned operations, encompassing activities on over 200 commercial sites.

Luxury Hotel

Hotel JeromeThrough Beachside Capital, responsibility as part of the team that oversaw the general management of Hotel Jerome in Aspen, Co and managed the investment performance. The hotel was sold in 2005.

Luxury Travel Media

Leveraged buyout of a high profile, luxury travel media organization. Responsibilities included facility both equity and debt funding, documentation and investment management.
